Get the house ready without losing the closing

Inspection reports and pre-listing punch lists have one thing in common: a deadline. We work the list, quote it in writing, and send photos when it's done — so you have something to hand your client and the other side's agent.

  • Written price before work starts
  • Photo documentation for the file

What we hear

The parts that eat your time

Inspection repair lists

A list of small items across the whole house is exactly the work we're built for. We take the report, price the items we can legally do, and flag the ones that need a licensed trade.

Pre-listing punch lists

The chipped trim, the sticking door, the wall the last tenant put a hole in. Small fixes that change how a house shows — done before the photographer arrives.

Deadlines that don't move

We tell you honestly whether we can hit your date. If we can't, we say so early rather than three days before closing.

Explaining costs to a client

You get an itemized price in writing you can forward straight to your seller or buyer — no verbal ballparks that change later.

What we do

The work we take off your plate

Inspection repair requests

Handrails and balusters, missing GFCI covers, door and window operation, caulking, trim and siding trim repair, deck board replacement, and the rest of the small-item list.

Pre-listing punch lists

Drywall patching, touch-up paint, trim repair, hardware swaps, light and fan fixture swaps, blinds, and mounting.

Safety items

Grab bars, handrails, step and threshold repairs, and smoke-detector installation.

Curb-appeal fixes

Gutter cleaning, mailbox and house-number replacement, exterior caulking, and door hardware.

Cleanup and debris haul-away included, and we work around showings where we can.

  4. 4

You get photos for the file

Questions

Straight answers

Can you work to a closing deadline?
We'll tell you honestly whether we can hit your date when you send the list — and we'd rather turn work down than miss a closing. Get in touch early and we'll fit it in if we can.
Can you give me something itemized to send my client?
Yes. Every quote is itemized in writing before any work starts, so you can forward it to a buyer or seller as-is.
Will you do items that need a licensed trade?
No, and we won't pretend otherwise. We handle everything within a handyman's scope and tell you clearly which items need a licensed electrician, plumber, HVAC tech or structural contractor. We can connect you with trusted licensed partners for those.
Do you photograph the work?
Yes. Before and after photos come with every job, which is usually what the other agent wants to see.
Do you charge for the estimate?
No. Estimates are always free, whether we come out or price it from your list and photos.
