For landlords & property managers

One handyman for every unit you manage

Chasing a different contractor for every work order is its own part-time job. We handle the repair list across your properties in the Charlotte metro — turnovers, tenant requests, and the preventive work that stops small problems becoming expensive ones.

  • One point of contact for every property
  • Before & after photos on every job
  • Fully insured
  • Free estimates
What we hear

The parts that eat your time

Turnovers that drag on

Every extra day between tenants is rent you don't collect. We work a make-ready as one list — patch, paint, fix, clean up — rather than three separate trades you have to schedule around.

Tenant requests you have to relay

Send us the request and we'll coordinate access with the tenant directly if you'd like. You get the photos and the outcome without being the middleman.

Not knowing what a job should cost

You get the full price before we start, in writing. Common jobs are on our instant pricing page, so you can budget a work order before you approve it.

Contractors who don't show

We reply within one business day and we tell you honestly if something is outside what we do. When a job needs a licensed electrician or plumber, we say so instead of improvising.

What we do

The work we take off your plate

Turnovers & make-readies

Drywall patching, touch-up and full-room painting, trim repair, door and hardware replacement, blinds, fixtures, caulking, and a punch list walked with you.

Tenant repair requests

The everyday list: sticking doors, running toilets' hardware, cabinet and drawer repairs, towel bars, closet systems, screens, and mounting.

Preventive maintenance

Gutter cleaning, caulk and seal checks, weatherstripping, smoke-detector batteries, and seasonal walk-throughs that catch problems while they're cheap.

Safety & accessibility

Grab bars anchored into structure, handrails, step repairs, and lighting swaps — the things that protect both your tenant and your liability.

Questions

Straight answers

Do you work with more than one property?
Yes. Whether it's one rental or a dozen across the metro, we work from your list and keep one point of contact. Tell us how many units you have on the form and we'll talk through what makes sense.
Can you coordinate access with my tenants directly?
Yes, if you'd like us to. Give us the tenant's contact details and permission to reach out, and we'll arrange a time with them and keep you copied on what we find.
Do you do licensed electrical or plumbing work?
No. We do like-for-like fixture swaps using existing boxes and supply lines. Anything that needs a licensed electrician, plumber or HVAC tech, we'll tell you and connect you with a trusted licensed partner.
How fast can you get to a work order?
We reply within one business day and schedule from there. If something is urgent, call us — we'll tell you honestly what we can do and when.
What does a turnover cost?
It depends entirely on the unit's condition, so we quote each one after we see the list or walk the property. Estimates are free. Common individual jobs are priced up front on our instant quote page if you want a sense of the numbers.
